This is sold as a 4-star hotel, but the standard is nowhere near it. They charge around €500 per night for a product that would be overpriced at a fraction of that. Rooms. We had two family rooms with sea view. The space is minimal, and everything in them is worn out. The walls are beaten up, the furniture is old and poorly designed — IKEA would be an upgrade in build quality. There is no upholstered headboard behind the bed, just a bare hard wall, which tells you everything about where this hotel cuts costs. Ceilings are very low, and in the bathroom barely 2 m. With luggage out, there is almost no floor space left. In the last room we were moved to — the one we stayed in for the remainder of the trip — the bathroom was missing the small make-up mirror that any normal hotel has next to the main one. You can still see the adhesive marks where it used to be. It clearly broke at some point and nobody bothered to replace it. The pillows were visibly dirty and stained — see the photos — and this was the case in every room we had. Cleanliness. The hallways were dirty, with old stains on the carpet that clearly hadn’t been dealt with in a long time. The rooms aren’t cleaned properly either — look into the corners and you can see the job is done because it has to be, not because anyone cares. We found several cobwebs on the first day, and we weren’t even looking for them; they were directly in front of us. The sinks are cracked, and that isn’t a one-off: I’ve now been inside six rooms in this hotel and every single one had a cracked sink. Food. Breakfast was poor and tasteless. I understand this is a family hotel, but the bare minimum is to employ someone who can actually cook. Dinner was equally bad — if you stay here, go into Zadar to eat. The dining room is overcrowded and the chairs are literally falling apart. Drinks. The all-inclusive drinks are just as bad. You can’t get a proper Coke — what they serve is some substitute that doesn’t taste like the real thing at all. The so-called lemonade and mandarin drinks are artificial, loaded with sugar, and genuinely unpleasant to drink. I gave up on the all-inclusive drinks entirely and now stick to still or sparkling water, which is the only thing that tastes normal here. Reception and service — the main issue. Our first room had a broken balcony window that couldn’t be closed, so outside heat poured in. With the weak air conditioning, the room was unbearable. Reception refused to give us a proper replacement room and instead split our family across two rooms. We accepted this on the understanding it was the solution for the rest of the stay. The next morning we were told to hand those rooms back and move again. No one offered any help with the luggage. Because the rooms are so small, we ended up packing and unpacking three times in two days. Verdict. Tired building, poor maintenance, weak food and drinks, and a reception team that shifts its problems onto the guest. At this price level there are far better options in and around Zadar. I would not return, and I would not book another Falkensteiner property without checking recent reviews very carefully. Worth noting: this is only our second day here, and everything above is based on a single night and the morning that followed. I’ll update this review if anything changes.

We stayed at Falknsteiner Club Funimation Borik for 5 nights in July as a family of two adults and two kids (aged 10 and 12years) and thoroughly enjoyed our stay. The hotel is geared towards children of all ages and children can participate in activities if they want. The pool was clean and the kids enjoyed the slide. We didn’t use the the beach but it was was a short walk from the pool. The sunsets are beautiful. The food was excellent and we enjoyed the Dalmatian food and BBQ nights. I missed having cheese at lunch and dinner as in previous all inclusives but it wasn’t a big deal. The cocktails were delicious and the best ones I’ve had in an all inclusive. All the staff work hard and the animation team are friendly and energetic without being overbearing. We really enjoyed the film night watching a film sunloungers. The hotel has bikes that you can borrow for free so we cycled to the old town in Zadar one day which took about 20 minutes following the cycle path. You can chain your bikes up outside the walls with the chain and padlock provided. You can also travel to Zadar with a bus that leaves outside the hotel for 1.60 euros or take an Uber which cost between 6-10 euros. Our room was spacious and had bunk beds round the corner from the main area for the kids. Oddly there was no light in this area but we moved a lamp into this part. There was plenty of space to hang clothes. The fridge was refilled daily with soft drinks and water. Our room didn’t have a balcony but we didn’t miss this too much. I used the gym- this was well stocked but more air conditioning would have been useful as it was very hot when running on the treadmill. Overall a great stay with great food and drink and we would recommend!

Nice family hotel and chill All inclusive consept is very high quality if you compare with other countries and all food has real taste👌 The pool bar is really good service and quality drinks for all inclusive consept. The staff is all nice to Every guest Varmly recomend this hotel 🏨 to everyone

we have just returned from this hotel my husband and I stayed for a week the hotel was lovely and relaxing plenty of seating space, sun loungers and parasols I have to admit a bit too isolated for our liking but that is our preference (we like to go out but nothing much around) the food was good always something to eat and the drink selection very good our room was kept very clean but can I make a suggestion that you get bottled water for each guest and not just one bottle to share per room per day, a big shout out to ANGELA & SARAH who made our stay most enjoyable and always served us with a big smile, the hotel would be much better if there was entertainment on the evenings as it was a little boring just sitting in the bar area each night but apart from this a lovely stay

We had a pleasant stay. The hotel was warm, welcoming and very clean. Food was always hot and cooked well, although dishes were repetitive with very similar options being offered at every meal. There was no day or evening entertainment, only the children's club. This apparently isn't on offer until July... it was the same ruling for the water slide in the pool. A number of the chairs on the terrace were cracked across the seat, so not ideal for sitting on. The all inclusive did not include lemonade for some reason, you had to pay for this even if it was as a mixer! We chose a family room which offered ample space for two of us, but for a family of four it offered very little space for clothing & in our opinion would be cramped. Sadly the housekeeping was poor - our room was never cleaned at all. Each day the only things done were the duvets were folded (pillows weren't touched), bins emptied and water/juice replenished. No cleaning was carried out at all and I had to ask on two occasions for towels as they'd not been changed. The hotel is well situated to access a variety of excursions and the local bus into Zadar. It offered lots for children, even the shops on site were clearly aimed at children. I think overall the hotel is more suited to families with young children but it was pleasant and we did enjoy our stay in Zadar.
