Clean, modernised room, friendly service, excellent location. Breakfast was basic - small selection, mediocre quality. OK coffee.

3 nights, 3 rooms, 6 pax Online direct booking through the hotel official website was quick and clear responses. Only 5 mins flat walk from train station – beats dragging luggages through cobble stones and heaving though venice many bridges. Reception was prompt and efficient. Rooms varied.. But you could see recent years renovation; bathroom clean, bright, hot water strong; wall heater bar helps dry towels and cloths overnight–this helps to humidify. Breakfast room spacious; general breakfast spread but very good machine capsule coffee with assorted choices Love the backyard walled garden. We sat there several times to hv tea and enjoy the quiet. We also had freedom to use the dining room after breakfast time, and use the china & cutleries. . This hotel is a flat approx 400m walk from the main train station in Venice. You come out of the station, turn left walk along the Rio Tera Lista di Spagna, turn left into Calle de la Misericordia and it's on the first corner you come to. Alternatively you can catch the water bus from Marco Polo airport (32 euros return - the return ticket is good for 30 days from purchase, other wise it's 18 euros each way) get off at the Guglie ferry stop, turn right and walk down to cross over the Ponte della Guglie bridge (which has ramp sections so you don't have to carry your bags up and down steps) turn right again and follow the canal to the third street (Calle Riello Cannaregio) turn left and follow it all the way up to a T intersection where the hotel is on your right. Google maps will tell you to go through the park, which is a fraction shorter, but harder to pull your bags if they're on wheels due to gravel paths through the park. All staff were friendly and very helpful. Our room was spacious and comfortable and we had a nice balcony looking over surrounding gardens. It has aircon which was handy due to the 30-34 degrees temp when we were there. The walk up to the 2nd floor was a bit of a chore carrying our bags, but this is to be expected in a small hotel in Venice. The breakfast options were very good, and although there's a coffee pod machine in each bedroom, the machine in the breakfast room also had the capacity to add milk to your coffee and make tea. The bathrooms look like they've been recently renovated so they're clean and fresh. It was about a 25 minute walk to St Marks Square via the Rialto bridge, so pretty handy location. And having the Rio Tera Lista di Spagna just up around the corner is a bonus with many eateries, a spar supermarket and other shops all close by.

Stayed here one night travellng from Rome to Vienna ( great trip, nothng beats the train ) Didnt really know what to expect but this wasnt it. Honestly it was just WOW . A lot of money has been spent here and it really shows, it very cosy and very pretty. I was in room 45 on the ground floor overlooking a little outside area, it was so nice. The room was so pretty, sent one of my daughters a picture and she asked if I could bring the wallpaper back !! didnt, thought they'd probably notice... It was very quiet and the bed was very comfy. Only slight niggle was the shower temerature, variied between cool and cooler but as it was so hot outside didnt really matter, it does need looking at though. Plent of power sockets. Its only a few minutes walkfrom Santa Lucia station and the directions they sent were excellent, basically turn Left at the cake shop....( seriously moreish ) The staff were great, special thanks to the lady on reception. Breakfast was fine, for coffee there is a large Nespresso machine, some people seem to like them, I dont so had tea. There was also a Nespresso machine in the room. TBH I really dont get the attraction of them, pleases hotels, put kettles back....... Cant really add much more except to say I highly recomment it and on next train trip will be staying here again. Nice hotel in Venice, near the main train station. Comfortable bed and good bathroom and very clean. Breakfast is provided and has many choices. As with many hotels in Venice there is no lift, but our luggage was carried up to the first floor by staff. There were lots of shops and restaurants near by. The price was good. Staff were very friendly and helpful
