Kappa Resort

We had a fabulous week at kappa resort. The accommodation was excellent. The cleanliness was exceptional. The staff were very professional and pro active.

We were a family of 6 and 1 17 month old staying at the Kappa resort we had a 4 bedroom villa with a pool close to Reception. We had also breakfast every morning. The breakfast gave plenty of choice and we all enjoyed a leisurely start to the day. All the food was delicious and you were able to order fresh fried eggs. Sophia and Lena always welcomed us every morning with a smile and provided endless amounts of coffee. We really valued the service they provided. Well done ladies! We ate in the restaurant a few evenings and the food was delicious. The villa was modern and spacious and was the perfect accommodation for us as a family too. We also enjoyed the daily maid service. They cleaned, changed the beds regularly and always had a smile on their faces. The beach was pebbly but the water was so clear. Steep walk down hill but the staff will happily drive you there. 800 metres. The Reception staff were always welcoming and catered for our needs. I would just like to say how rested we felt and what a wonderful place to stay. It is a 15 min drive to the local town . We did need mosquito repellent. Thank you Kappa for looking after us

We were 24 guests at Kappa Resort, Bungalow Villa Iliachtis IV (Room 804) from 11-20.9. Location: on the Kassandra peninsula (Chalkidiki) at the southern tip with a view to the south-east towards peninsula Sithonia. This part of the peninsula from Palliouri onwards is quite unspoilt and quiet. Individual bungalow complexes on the hillside with views similar to the Kappa Resort Hotel. However, there is already a lot of construction going on. Pebbly, sometimes sandy beach, then quickly large round pebbles in the water, seagrass meadows but mostly well below standing height. Bathing shoes are highly recommended when entering. At our time of year, the sea was mostly calm and the water crystal clear. Nice to swim in. Of course, it always depends on the wind direction and strength. From the Kappa Resort (our bungalow) you have to walk about 250 m to a private stretch of beach with neat, cushioned loungers in two rows, currently estimated at about 25 loungers. Changing cabin and freshwater shower available. Toilet is signposted but there is none. I was informed at reception that toilet facilities are now prohibited directly on the beach. That's ok for us to keep the sea water quality at this high level, but then the sign would have to be removed, There is a Greek beach taverna right next to it, but we didn't use it, because the “backyard” was more than sloppy even with a tolerant attitude. About ten minutes walk along the beach to the north there is a very good tavern “Navagos” by Greek standards. Wonderful setting above the beach, fantastic view, very good cuisine, highly recommended, upmarket price level. Sunrise side, but still wonderful light and atmosphere at sunset on the other side of the peninsula. Our bungalow was a 3 bedroom 2 bathroom bungalow with a garden and a pool just for this bungalow. The infinity pool is cleaned every day and looks appetizing after the removal of algae growth (pushed by us) at the waterline. Size approx 420x900, no barrier for small children. The pool is unheated, which can be uncomfortable in the early and late season. On arrival on 11.9. it was still ok, but after just one week the pool water cooled down considerably. Shortened sunshine duration, cooling down. The small garden belonging to the bungalow (see photo) has an irrigation system for the lawn, but it has no effect, see photo. You have to understand this in view of the water shortage, but it looks unkempt. When we arrived, there were a few things in the bungalow that were not in order: 1.)The mosquito protection device in the children's room was torn from the rail, the net from the frame 2)The dishwasher is defective, instead, the bungalow cleaning staff washed the dishes during the daily bungalow cleaning. 3) In both (very small) shower rooms you inevitably cause a flood when showering, as the shower cubicle (upstairs) is not tight and in the shower on the ground floor the partition to the room is too short and the drain on the floor is not at the lowest point. 4) The shower device (shower rail and joint) in the upstairs bathroom was completely worn out, which intensified the above-mentioned effect. 5) In the ground floor shower room there is an additional drain on the floor. Due to the lack of a functioning or defective odor trap, this drain permanently emits a sewer odor. This can only be improved for a short time by pouring in chlorine cleaner. Remedy: run the shower's odor extraction system, which leads to night-time noise and light nuisance even when the sliding bathroom door is closed. If you do without it, the bedroom (ground floor) is constantly affected by the odeurs on the drain. Points 1 and 4 were immediately remedied the next day. If you ignore these shortcomings, the bungalow itself is ok. Two covered outdoor seating areas, one can also be used in light rain. However, even with “normal” rain from the roof or balconies above, a drainpipe on this terrace puts the outdoor seating area “under water” again within minutes. There are four comfortable pool loungers, but they are difficult to move (weight and only small wooden rollers at the head end) One parasol, but even with this, there is no shade in the morning (cannot be tilted). Beautiful, large old olive tree directly in the garden, which was preserved during the new construction. There is shade here. Disadvantage: Olive trees make a lot of “dirt”. Permanent leaf and olive shedding, also “home of birds” that “apply” their droppings to the hammock under the tree and adjacent pool terrace, so the hammock was not usable. Washing doesn't help, it's the same again the next day. Catering: Diner: we had booked half board, as the hotel prides itself on offering “creative Creek Cuisine”. You can choose from a selection of starters, intermediate courses, main courses and desserts for the half board. This list remained unchanged during our stay. There is also a changing “day special” for each course. As a family, we would rate the food as 6 on a scale of 1 (bad)-10 (excellent). But of course this is also a matter of taste. Service times sometimes too long. We only dined there 3 times in our time and otherwise went out to eat elsewhere, we let the HP expire with regard to the diner. Location: beautiful terrace for dining with a wide view over the gulf between the Kassandra and Sithonia peninsulas even to Mount Athos on the third “finger” of the Halkidiki peninsula. Unpleasant for us: constant background noise, too loud for our taste. Breakfast: good selection of dishes but: prepared fried eggs and scrambled eggs always lukewarm (probably Greek style, no warming device) and you regularly have to wait for the smoked salmon and fried eggs to be replenished. There is even real dark bread (+++) But the total absurdity is to charge €6 for a cappuccino for breakfast at a place like this. Even worse: the location of the breakfast room. You have an open staircase to the top, a dream terrace (see description for the diner) and are seated in a literally “opaque” outdoor room, with tables, sometimes so close together, that you disturb your neighbor in the back when you get up. There is also an indoor room for “overflow” if too many guests show up for breakfast at the same time or if it rains during breakfast or dinner. The beautiful upper terrace was promptly declared “forbidden” by a summoned “manager”, when we wanted to sit upstairs (full downstairs). “You could fall on the stairs and then there would be an insurance problem...” was the explanation. The fact is, however, that this upper terrace is not shaded, except for a few seats under olive trees and at a table with a canopy. The terrace faces southeast. Pleasant to sit on from around 18:00 h in September. Certainly unpleasant for breakfast when the sun is not shaded except for a few places. Staff: (Sept. 24): mixed picture: there are hard-working, careful and friendly staff. An elderly gentleman serving breakfast, Thomas, the service staff (Vasili and ?) at the diner, the cleaning ladies Mira and Vula at our bungalow, one of the ladies, Efgenia, at reception. Some other employees, if they appear, are rather unfriendly and not “motivated”. General: many order details are forgotten or ignored, some orders have to be reminded again, but this is often the case in Greece (no language problem) General: the resort has two hardtail pedelecs, city bike orientation, drive train Shimano or similar, 500 watts. Each for rent for 40,-€/day. Unfortunately, both are defective, but we were at least given a refund after we reported the defect to the management. Privacy in the bungalow: it happened more than once, that maintenance staff (technical staff) walked through the garden unannounced while we were there. The pool and terraces of our bungalow (see above) are visible from the neighboring balconies. There is a small children's playground in the complex, see photo. Our request to leave two days earlier, due to a change in plans, was accommodated in, that one day would have been deducted from the additional costs. In general, this is not directly related to the Kappa Resort: Greece is a beautiful country. Clean (visually) sea, incomparable light, olive groves and pine forests, just beautiful and so far you also feel safe. We have been coming (coming) again and again for over 40 years and have really visited most of the regions, mainland and islands. But it's not just since 2024 that we've been really sick of it. The country, outside the hotel complexes is littered and filthy to such an extent that it is no longer bearable. There is now a tourism resilience tax of €10/day per room/house. That's ok with us, but then please do something about it, e.g. clear the landscape of the unspeakable garbage.

Excellent resort. We was here for a week, 6 people in total and we had taken a 4 bedroom villa. The villa was OK, with a private pool and very close to the reception and restaurant and 5 minutes from the beach. What is remarkable about the resort is the beach which was always half empty even though the resort was full. The beach has small pebbles, extremely clear water and is full of fish, there are also octopuses and other interesting sea creatures. The kids really liked it. The nearest village is 4 kilometers away and there are many restaurants there at a relatively good price.

We stayed at the hotel with "the whole family", two of us and two dogs, it was wonderful!, the pleasant welcome, the cozy and extremely clean room, the kind room service and the wonderful pool. The proximity of the resort to the town allows you to choose between the hotel restaurant and Pallini's excellent restaurants. Highly recommended.
