Kipriotis Village Resort

Very dissapointing for a supposed 4* hotel resort We arrived expecting a relaxing week away, but unfortunately there were far too many issues for this to feel like a 4-star hotel experience. There are some positives, particularly the entertainment and the working air conditioning, but overall the cleanliness, food, maintenance and general standard of the resort were extremely disappointing. Arrival & reception Reception was extremely slow when we arrived, which wasn't a particularly good start to the holiday. Our room itself had some positives. The air conditioning worked, there was plenty of storage, a safe and a mini fridge, and the bed seemed at first inspection reasonably comfortable, but foundnit to be very hard and thin. We also had a sliding door onto a patio with lines for drying clothes, which was useful. Unfortunately, the condition of the accommodation was nowhere near what we would expect from a 4-star hotel. Bathroom The bathroom was poor from the moment we arrived and was nowhere near what we would expect from a 4-star hotel. The photographs used to advertise the hotel show tiled bathrooms, but ours had unfinished-looking walls instead of the tiled finish shown in the pictures. The walls were dirty and covered in marks, and there was mould visible on the ceiling. It immediately gave the bathroom a neglected and poorly maintained appearance. The bath itself was extremely narrow, making showering quite difficult because there wasn't enough room to stand comfortably and keep your balance. If you wanted to actually have a bath, you couldn't — there wasn't even a plug provided. The toilet wasn't much better. The toilet seat wasn't soft-close and didn't fit the toilet properly. On arrival, there was also a long hair behind the toilet seat, which certainly wasn't the welcome you want when checking into a hotel room. The bathroom looked unfinished, dirty and poorly maintained, with mould on the ceiling and basic fittings that didn't fit or function as you'd expect. This wasn't a case of the bathroom deteriorating during our stay — it was like this when we arrived. Room cleanliness & maintenance Unfortunately, the cleanliness of the room was also very poor. By the end of the week, the room was frankly disgusting, with mould present and a general lack of cleanliness. We were told that sheets were supposed to be changed every three days, yet after eight days ours still hadn't been changed. The mattresses were also extremely thin and hard, making them very uncomfortable. We reported an issue with the light to reception, adding to the impression that the accommodation simply wasn't being properly maintained, but to be fair this was quickly sorted. The TV is basically a complete waste of space if you're British, unless you particularly want to spend your holiday watching depressing news channels. Food The food was probably the biggest disappointment of the whole stay. On our first night I had carbonara, which was one of the worst carbonaras I've ever had — essentially a bland, cheesy sauce that tasted like it had come from a can. The herb potatoes were nice, although surprisingly spicy. The choice of meat was extremely limited. The only chicken I could find was chicken legs, which isn't particularly useful if, like my partner, you don't enjoy meat on the bone. There was pasta with Neapolitan sauce and Bolognese sauce, but neither appeared to contain any meat. The other meat option seemed to be liver. As the week went on, the choice and quality became even worse, with mainly pork and occasionally chicken on the bone. The desserts started off as an okay selection but became increasingly poor as the week went on. The ice cream had very little flavour, apart from the lemon, which was overwhelmingly strong. Overall, the food was extremely bland and tasteless. For a supposed 4-star hotel, it felt very cheaply bought and cheaply prepared. Even getting a table could be a challenge. Unless you arrived right when the restaurant opened, you often had to hunt around for a clean table and enough clean knives and forks. We also had an incident where we were attacked by ants during dinner. We asked a member of staff for help, but nothing happened. Drinks The drinks were another disappointment. On our first night I ordered a Blue Lagoon and my partner had a peach cocktail. The barman seemed to measure them entirely by instinct — judging by how strong they were, he must have been trying to make sure nobody remembered the evening! Unfortunately, this wasn't just a one-off. The cocktails seemed to range from very strong to what could only be described as paint stripper masquerading as cocktails. I understand that some people like strong drinks, but surely people who want stronger drinks can ask for them rather than everyone being served something ridiculously alcoholic. The choices were basically wine, beer or extremely strong cocktails, with very little in between. Pool & water slides The pool with the slides initially looked promising, but there were plenty of problems. The route to the pool takes you behind the convention centre, past skips and across a service road. A nicer, proper path would make much more sense, particularly for families with children. The kids' club huts also looked very tired and in need of repainting and cleaning. When we first visited, only the two smaller slides were operating. We asked about the others and were told there were staffing issues, despite two staff members sitting watching the smaller slides and another lifeguard appearing intermittently. On one occasion, the lifeguard had earbuds in, which isn't particularly reassuring around a pool. To be fair, the other slides were eventually reopened, and when we returned to the pool later in the week they were working. However, the state of the area was still extremely disappointing. There was a huge mound of rubbish directly at the entrance to the slides, which is hardly an inviting sight. We were also shocked and disgusted by the amount of rubbish (predominatly water bottles) that had been thrown underneath the slides themselves. When we actually used the slides, the water appeared to be extremely heavily chlorinated. Our eyes were left burning afterwards and even our skin felt very itchy. Whatever the actual chlorine levels were, the experience certainly wasn't pleasant. The pool itself also appeared poorly maintained, with dirt and sand clearly visible around the vents. I appreciate that pools will inevitably get some sand and dirt in them, but this pool is a considerable distance from the beach, so you would expect regular vacuuming or cleaning. There also seemed to be very little enforcement of basic guest etiquette. One group was playing extremely loud music around the pool and smoking around other guests. There were plenty of children around, so this was particularly unpleasant. The toilet near the pool had another basic maintenance issue — the light didn't work, meaning my partner had to use the toilet in the dark. And when I went to use them at our later visit found the same in the ladies, having to use the torch on my phone to see, which when you also have to put the toilet paper in a bin makes things very difficult. Rubbish & general cleanliness One of the most noticeable problems throughout the resort was the amount of rubbish. There were piles of rubbish and dirty bedding left outside the apartments throughout the day and night, and had plates and cups left outside our block for 3/4 days. Even when it was collected, there seemed to be more appearing almost immediately. At one point there were huge piles of rubbish outside the entrance to the pool with the waterslides. The general impression was that the resort simply wasn't being kept on top of. The sun loungers were another example. Many were grubby, uncomfortable or broken in some way. You basically had to search around to find one that was actually usable, and even then they weren't particularly comfortable. Facilities & advertising The pirate ship shown in the hotel's advertising has apparently gone, despite still appearing in the promotional material. That is particularly disappointing when the facilities actually available don't match what guests are being shown when booking. Entertainment The entertainment was probably the one significant positive of the holiday. The entertainment itself was enjoyable and was easily one of the better aspects of the resort. Unfortunately, there were only around five or six cushions available. If you didn't go to the mini disco, you had virtually no chance of getting one, meaning you could be sitting on a hard wall or the floor for the rest of the evening. Bring a towel or something comfortable to sit on if you want to watch the entertainment. Overall There are definitely some positives. The air conditioning worked, there was plenty of storage in the room, the entertainment was good and there is clearly potential for this to be a decent family resort. But unfortunately, there were simply too many problems. The biggest issue is that these weren't isolated little niggles. They were things we noticed repeatedly throughout the holiday: - Poorly maintained and dirty bathroom with unfinished-looking walls and mould on the ceiling - Bathroom fittings that didn't properly fit or function - Hair left behind the toilet seat on arrival - Very narrow bath that was difficult to shower in - No bath plug - Dirty/mouldy accommodation - Bedding not changed despite supposedly being changed every three days - Extremely thin and uncomfortable mattresses - Poor-quality and very bland food - Very limited meat selection - Increasingly poor food and dessert choices as the week went on - Extremely strong cocktails with limited drink choices - Rubbish and dirty bedding left around the resort - Broken and uncomfortable sun loungers - Poorly maintained pool areas - Rubbish underneath the slides and a huge pile at their entrance - Extremely harsh pool water that left our eyes burning and skin itchy - Basic facilities such as toilets with no working lights - Little apparent enforcement of smoking and noise around the pool - A pirate ship advertised by the hotel that is no longer there For a hotel advertised and rated as 4-star, we expected considerably more. There is potential here, but the hotel needs significant improvement in cleanliness, maintenance, food quality and general management. Unfortunately, we wouldn't return.

We stayed at Kipriotis Village Resort with our family in June, and we were really happy with our holiday. One of the best things about this hotel is the atmosphere. It does not feel like one big hotel building. It feels more like a small holiday village, with a large green area, palm trees, flowers, paths between the buildings, swimming pools and many places to relax. In the evening, it was very nice just to walk around the hotel grounds. The resort is quite big, but after a day or two it is easy to find your way around. Another big advantage is the location near the sea. The beach is only a few minutes away on foot. The beach is pebbly, so water shoes can be useful, but the sea itself is beautiful. At the same time, the hotel has very good swimming pools and plenty of space around them, so sometimes we were completely happy just staying by the pool. For families with children, this is very convenient. We also enjoyed the food. Of course, when you stay in an All Inclusive hotel for a week or more, you cannot expect a completely different menu every day, but there was always a very good choice. Meat, fish, vegetables, salads, fruit, desserts, Greek dishes and snacks during the day. It was always easy to find something for both adults and children. We especially liked the Greek food and the gyros near the pool. You definitely will not stay hungry here. But probably the warmest memories are connected with the people working at the hotel. The staff were friendly, helpful and welcoming. They were always nice to the children and made us feel that guests were really welcome. We would also like to mention the animation team. They have a lot of energy and really help to create the holiday atmosphere. During the day there are activities around the pool, games and sports, and in the evening there is entertainment and a kids’ disco. What we liked most is that it does not feel like they are simply doing their job according to a schedule. They communicate with the guests, involve the children and really bring positive energy to the hotel. The location is also very good. On one side you have the sea, greenery and a relaxing atmosphere, but at the same time Kos Town is not far away. So it is easy to combine a peaceful resort holiday with trips around the island and walks in town. The hotel is very large, and in some places you can see that some buildings or parts of the infrastructure are not brand new anymore. But for us, this did not affect the holiday at all. What we remember now are completely different things: the sea, the pools, the palm trees, evening walks, good food, happy children and friendly people around us. In the end, it was exactly the kind of family holiday we wanted: relaxing, beautiful, fun and comfortable. Thank you to the whole team at Kipriotis Village Resort for a wonderful holiday. We really enjoyed our time with you and remember this trip very warmly. We would be very happy to come back again.

Visited the spa & had a very good back, neck & shoulder massage by Tine which helped relieve a lot of muscle tension.

Moved from the hotel of the same name as it was overbooked ! Ended up in the village and what can I say! Staff not really over attentive given a room and wow ! Smashed cover on the air con ants everywhere not just old and tired. But completely worn out I would say ! Nothing like the pictures or reviews for the hotel ! My Mrs in tears in not happy as I’m here to celebrate my 60 birthday ! Got moved to another room same really but had a shower and the water water coming up from a drain in the bathroom floor and stunk like I’ve never smelt ! Complained again told to wait 2 days to see if they could get up back to the original hotel! Didn’t wait around ! Contacted Love holidays who we booked through and they have stepped to get alternate accommodation and I’m grateful for efforts to get us out of there and into what I can only describe as superb ! As for the previous steer very clear ! They bran the hotel as 4* I wouldn’t even give it 1* It has a great infrastructure but sadly has lacked any upkeep or maintenance I would say for some considerable time ! Shame as I can see it potential! Rant over I’m not there anymore thank god and thank you to Love Holidays
